What is the Council?
The FABII Council consists of five individuals who must be over 18 years of age and a resident of Pennsylvania. A person does not need to be a unit owner to qualify. Councilpersons are elected by unit owners at the Annual Meeting and serve a two-year term. There are no restrictions on the number of terms a person may serve.
What are the Council’s responsibilities?
The duties of the Council are as follows:
- Maintenance, repair, and replacement of the common elements, and the making of improvements or additions thereto (all of which shall be carried on only as provided in the regulations).
- Assessment and collection of funds from unit owners for common expenses and the payment of such common expenses.
- Promulgation, distribution, and enforcement of community rules and regulations governing the details of the use and operation of the property and the use of the common elements.
- Any other duties which may be set forth from time to time.
